Who these terms cover
These terms apply between you and Bowmont Land ("Bowmont", "we") [legal entity name and company number to be confirmed before launch] whenever you use this website, including the Land Potential Check. Using the site means you accept them.
What this site is
The site describes Bowmont's strategic land promotion and advisory work and lets you request a first read of your land. Nothing on it is financial, legal, tax or valuation advice, and nothing on it creates an agreement between us. Any agreement about your land would be a separate written document that you would read and sign in its own time.
The Land Potential Check
Because this matters, it gets its own section:
- A read is an indication drawn from national open data, checked and followed up by hand. It is not a valuation, not a planning appraisal, and not a planning judgement.
- The data comes from national sources that can lag or contain errors, and a postcode, pin or grid reference identifies a point, not your legal boundary. The absence of a constraint in the read is not proof that no constraint exists.
- No one can promise planning permission, and the read never does. Any figures about a council's housing position describe the council, not the prospects of any particular site.
- Do not rely on a read to make a decision with money attached: buying, selling, lending or borrowing against land. Speak to us, or take independent professional advice.
- The check is for people with a genuine interest in a piece of land. It is rate-limited and must not be scraped, bulk-queried or resold.
The data behind the read
Reads contain public sector information licensed under the Open Government Licence v3.0, including data from MHCLG, the Environment Agency, Natural England and Historic England, and contain OS data © Crown copyright and database right 2026.
Our content
The words, design and marks on this site belong to Bowmont. Quote fairly with attribution; do not pass the site or its output off as your own or as ours where it has been altered.
Liability
Nothing in these terms limits liability that cannot lawfully be limited. Beyond that, the site and the Land Potential Check are provided free and as available, and Bowmont is not liable for loss arising from reliance on the site or a read contrary to these terms, or from the site being unavailable.
Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
