Appraisal

An honest read of your land's prospects, free and with no obligation. We test the site against local and national planning policy, its constraints and its realistic route to development, and give you an early view of what it could be worth and when. Most land we look at, we do not take forward. We only promote sites we are genuinely confident in, so we never waste your time or ours.

Agreement

Terms in plain language, shaped around you and the site. Every arrangement is different, and we structure it to work for everyone. What stays the same is this: from here, every cost and every risk is ours. If we do not succeed, you owe nothing.

Planning

The long middle, and the real work. Usually that means an outline planning application, including on land not yet allocated, where a council cannot show a five-year housing land supply and national policy tilts in favour of new homes. Where promoting your land for allocation in the emerging local plan is the stronger route, we take that too. We fund and fight all of it. It is measured in years, not months, and we are upfront about that.

Consent

The milestone that creates the value: planning permission, or an allocation, that moves your land from agricultural value to consented development land. Permission is usually granted in outline, with the finer detail settled afterwards.

Value, shared

Consent creates the value. How it is realised depends on the site: a sale, a joint venture, or building it out ourselves. Whichever route is right, the outcome is shared on the terms we agreed at the start.

No fixed recipe

Every deal is bespoke.

There is no standard Bowmont contract. Some sites suit a promotion agreement, some a joint venture, some are best built out ourselves. What matters is not the mechanism but the outcome, so we shape each deal around the land, the landowner and what makes the most of the opportunity.
